Block 102

Portland, Oregon

Located at the northeast corner of the Oregon Square development, Block 102 will be an eleven story apartment building with ground floor retail. The 163 unit building is designed to complement the Lloyd District’s distinctive modern roots with a more contemporary approach. Two simple, platonic modules break up the building mass, which stack and rotate to register with the street frontage.

The lower component registers to the new proposed building to the west, Block 91 (NW), and the existing buildings to the North, which are part of the Hassalo on Eighth development. Where the blocks interlock, there is an emphasis to the reveal on both the north and south portion of the building to develop a hierarchy to emphasize residential entries. The building features elevated rooftop terraces for amenity purposes and enjoyment of the plaza space below.

The pallet of honed white precast and dark bronze metal panel articulate the individual geometric forms. The two components render themselves in an almost monochromatic expression, which will help emphasize the simple yet distinct character of the forms. The building pattern is intended to be calm with vertical orientation and a slight animation to the façade through the placement of both balconies and punched windows.

Following the successful Hassalo on Eighth development directly to the north, Block 102 will strive to achieve aggressive sustainability goals that include water reclamation and re-use, energy reduction with an emphasis on natural light and fresh air for residents. It is on target to achieve a LEED Platinum rating from the United States Green Building Council and follows the goals of the Lloyd Eco District while pursing LEED ND (Neighborhood Development) Platinum certification.
