Block 90

Portland, Oregon

Located at the southwest corner of the Oregon Square development, Block 90 will be a twenty-four story apartment tower with ground floor retail and ground level residential flats. The 439 unit building will complement the Lloyd District’s distinctive modern roots with an emphasis on interlocking of forms, giving the building both a presence at the ground and at the skyline.

The interlocking form of the building tapers to maximize solar access into the plaza. The podium element helps establish an elevation to the plaza, while the top of the building erodes to express the platonic nature of the interlocking forms, and to create a space to take advantage of sweeping views of the city, west hills and river. The rooftop space is shared space for private residents, providing a community room for entertaining and respite.    

The podium rooftops are developed with eco-roofs to treat stormwater while also creating pockets of occupied space for entertaining and relaxation closer to the ground to help activate edges of the plaza below.

Following the successful Hassalo on Eighth development directly to the north, Block 90 will strive to achieve aggressive sustainability goals that include water reclamation and re-use, energy reduction with an emphasis on natural light and fresh air for residents. It is on target to achieve a LEED Platinum rating from the United States Green Building Council and follows the goals of the Lloyd Eco District.
